Foundations at the existing neighboring building

Variants of the foundation of the building next to the existing neighboring building:

• Same foundation level as the neighboring building

– footings asymmetrical to the axis of the wall (foundation offset only to the inside),

– footing and foundation wall moved away from the neighboring building, with a reinforced concrete corbel at the ceiling level above the basement.

• Neighbor's building located deeper than the designed foundation level of the new building

– lowering the foundation level of foundation footings at the neighbor's wall to one level (height of the faults not greater than 0,5 m, and width not less than 0,8 m – angle of about 30°).

• The designed building is located below the foundation level of the neighboring building

– raising the foundation level by using stepped foundations,

– conquering the neighbor's foundation (performed in sections).

In the case of an adjacent building located on a different level, a stepped foundation is most often used, which allows to align the level of footings in the immediate vicinity.

In buildings with various levels of foundation, a major problem is the solution of waterproofing and maintaining their continuity.

• In the expansion joint between buildings – It is difficult to implement vertical insulation on the outside of the gable wall, while the insulation on the inside breaks the continuity of insulation in the corners

• On an interior wall – separating the cellars from the ground-covered part without a cellar – In order to effectively protect the walls against moisture, it is necessary to perform vertical waterproofing, both on the outer walls and on those inner walls, which are then covered with earth.
